Development Services Business

The Hornbaker Group LLC (formerly known as Power Loft Services LLC) is NT's Data Center devel­opment services business. Based in Alexandria, VA - Hornbaker was formed to develop ground-up and retro-fit Data Center installations.

James Coakley formed the company immediately after leaving T-Rex Capital in 2006. Jim had established an enviable track record of successful Data Center development projects garnered while at T-Rex and in his earlier incarnations. Most recently, in a venture between Hornbaker and Next Tier, Jim developed a 240,000 sf ground-up Data Center in Northern Virginia which was sold to Corporate Office Properties Trust (COPT) at stabilization and at a profit to the investment venture. Presently, Jim is leading Next Tier's development initiative on behalf of Georgia Tech's new High Performance Compute Facility at Tech Square in Midtown Atlanta, GA.

Our development team has experience with every stage of the Data Center development process: land acquisition, entitlement, utility and fiber rights, design, permitting, construction, marketing, lease negotiation, financing, management and disposition. We also developed and sold the first, high density, LEED Gold VA project in the U.S. at a profit during the peak of the recent market dislocation.

Having built and renovated over 1,000,000 square feet of Data Center installations in the past 17 years, we are able to assess the value, the point in the life cycle and the replacement cost of existing facilities; particularly their mechanical and electrical plants. NT has supplemented its capabilities with a curated team of trusted affiliates and vendors that have been exposed to NT's approach, and can be relied upon for timely, accurate assessment of target opportunities and superior execution when any project activates.
